About the Role

Piru Capital Group is the private finance and lending arm of the Vilar Empire. We are launching Piru Capital Debt Fund I, an exclusive investment vehicle designed to finance our proprietary real estate developments, modular housing deployments, and private lending operations. We are looking for a Director of Capital Formation who will lead our equity-raising efforts. You will be pitching a highly lucrative, asset-backed fund to Limited Partners (LPs).

Core Responsibilities

• Capital Raising: Actively hunt, pitch, and close High-Net-Worth Individuals (HNWIs), Family Offices, and Institutional Investors to secure LP commitments for Piru Capital Debt Fund I.
• Investor Relations: Serve as the primary point of contact for all fund investors, managing the relationship from the initial pitch deck presentation to the final subscription agreement.
• Fund Strategy: Work directly with the CEO and fund advisors to articulate our SEC 506(b)/506(c) offerings, preferred returns, and the unique security of our vertically integrated construction model.
• Target Execution: Drive aggressive quarterly capital-raising ramps (targeting $500K to $1M+ per quarter in new LP capital) to ensure continuous “dry powder” for our real estate acquisitions and lending pipeline.

Requirements

• An Existing Rolodex: You must come to the table with an existing network of accredited investors, wealth managers, or family offices actively looking for real estate debt/equity placements.
• Syndication Mastery: Deep understanding of real estate debt funds, capital stacks, Private Placement Memorandums (PPMs), and preferred return structures.
• The Closer Mentality: You must be highly articulate, authoritative, and capable of sitting in a room with multi-millionaires to confidently ask for a six-figure check.
